About the role: 

The National Development Manager is responsible to identify and secure leasehold interests, freehold development sites and business acquisition opportunities aligned to the Group’s growth and network optimisation strategies, with the overall objective being to drive sustainable earnings growth. 

Key responsibilities include: 

  • Contribute to the development of network growth and optimisation strategies.
  • Identify and assess business acquisition opportunities, site acquisition and development opportunities, and site leasing opportunities, and the preparation and presentation of detailed feasibility analysis and recommendations for executive and Board review
  • Lead the negotiation of lease proposals, commercial agreements and supporting lease and contract documentation.
  • Negotiate lease renewal and market reviews of existing centres, including preparation of submissions for rental determinations, as required
  • Support the review of projects during the design and delivery phases to confirm compliance with G8 design guidelines and specifications, and relevant building codes and regulations.
  • Develop and maintain a reporting framework for functional accountabilities, illustrating performance against key objectives and agreed lead and lag measures and targets.
  • Maintain a risk register for all functional accountabilities and develop and implement effective risk mitigation strategies to enable business operation within Board approved risk tolerances.
  • Contribute to a positive, performance team culture to successfully grow and build team engagement and capability.
  • Accountable for delegated budgets to ensure effective management of expenditure.

Essential Criteria: 

  • Significant experience in a similar or related field
  • Advanced knowledge of commercial leasing and property management and the ability to apply it to the early education sector
  • Sound knowledge of property acquisition and development, including town planning processes, and the ability to apply it to the early education sector
  • Sound knowledge of business acquisition due diligence, commercial and contractual negotiation, and the ability to apply it to the early education sector
  • Sound knowledge of construction and fit out project management, and the ability to apply it to the early education sector
  • Sound knowledge of property law and statutory requirements
  • Demonstrated experience in business process development and implementation
  • Demonstrated ability to conduct property market research and rental reviews
  • Demonstrated ability to undertake detailed feasibilities and generate commercially sound, risk-based, recommendations
  • Demonstrated research skills and data analysis, with the ability to identify and communicate relevant insights
  • Proven leadership experience and teamwork skills, with the ability to lead and motivate others across functional boundaries
  • High level organisational skills and with a practical and flexible approach to work to achieve business objectives
  • Excellent communicator, with ability to collaborate across the business and to build and maintain relationships with external stakeholders
  • Problem-solving skills with the ability to think laterally
  • A tertiary qualification in property, law, business, or a related discipline is desirable
